We have stayed at this one in VA...twice. Global reservation system since they took over terrible. Gave us a site too small but campground mgmt picked up on it and had an appropriate site waiting for us. Old campground, most annual lease sites... many very run down. Sites close together, see no improvements so old getting older. Heard managers keep changing. VERY popular with folks in DC area, MD and VA. WHY you say? It is right ON the Chesapeake Bay. Sandy beach, boating, fishing, crabbing. Families LOVE IT and understandable. We have friends a quarter mile away refurbished an old farm house so perfect for us. Very rural and WAY off beaten path.

CG near Atlantic City NJ was great for many years, then family that owned it sold to Morgan. For a while it was well run, then the pride just wasn't there and it too went downhill. Prices went up, quality went down, just like almost anything corporate owned!

I will avoid camping at any place owned by Morgan Resorts. Booked a week in Maine with a group in March for August so we could be together no problem till Morgan took over had us sprend thru the whole campground and tried to make up for it with a little firewood. I know this sounds petty but there were other little things that also made our stay not the best we ever had.

Camp Waubeeka in Copake NY was bought by Morgan Resorts 2 years ago and nothing has changed except raising the prices. Except for the seasonals/few 50amp site which was done by the previous owner, no TV, Wifi works "maybe" for an hour in 3 days, poor electric, always poppin the breakers, bathrooms are a disgrace, no hand washing soap, no laundry, no pool and kids on bikes competely out of control. I also get calls for discounts or a survey etc, and nothing changes, it is all "the money". I don't think the "word" gets to corporate where it should. The surveys come out of Saratoga, NY but I don't know where corporate is located, Florida?

I've stayed at Seaport CG in Mystic, CT. In my reviews I said it was run-down and grossly overcharging for what's there. The ads are totally misleading.

I see them at the camping shows and tell them how bad they are, but the company seems to only want the money, and hasn't connected the dots to understand $ comes from customers, not trees growing on the property.

They've also bought my favorite CG on the cape, Peter's Pond, which I'm sure they'll run into the ground.

This summer we tried the new one at Endless Caverns in Virginia. We were there one night and we will never return. It really took 4 wheel drive to get to our site at the top of the steep hill. The designs the entrance to our site was bad, lined with boulders and sharp rocks and you could not pull through without hurting your tires. After 4 tries, we get in. The water pressure was awful at the top as it was stored in a tanker and unless you are at the bottom of the hill, the water had no pressure. We requested a partial rebate and they gave us 2 more nights in any of their resorts - ugh. Also, the bathroom facilities were at the bottom of the hill, requiring a golf cart or something if you wanted to use the facilities.

We always used a nice campground in central Fl. They sold to Morgan and it ain't been the same since. Rates 40 dollars a night. They called and wanted me to come back at 32 dollars a night. I laughed at them... won't ever stay there again.
The snowbirds that winter there is going to be surprised this year at those prices. Facilities are are going down slowly for sure.

They bought Peters Pond Park in Sandwich, MA, and were turning it into an entirely seasonal park model place, but have stopped doing so. What they've done is beautiful but for the prices they are charging for their transient sites they don't offer enough.
