RE: UPDATE

To those of you who think my house is overpriced - it isn't. It's way below market for this area. All realtors think the price is very right. The reason this house hasn't sold is this: "How many people do YOU know that need or want the upkeep of a 4,000 sq. ft. 5 bdroom, 3 bath, 3 acre place with 2 kitchens, 2 patios, 2 decks, 2 screened in porches - and it's NOT a 2 family dwelling - it's a 1 family dwelling. God is in control and we're ok with that. We have priced it so low we cannot take any less, so we'll keep it until it does sell.

RE: Changing out furniture

We took our sofa out and replaced it with a Lazy Boy Hideabed. The back comes off and I measured the width of the door and the width of the base and it went though with no problems. But if it had the back on it might have been a problem. I'm a Lazy Boy fan for comfort and the detachable back.

UPDATE

Well for over 2 years I've been posting on this site about our hopes and dreams of selling the big house and downsizing to the 5'er. We finised remodeling in Nov. 2007 and listed the house in Dec. 2007 for 9 mos. Nothing - not even 1 offer. Took it off for 4 mos., then back on for 6 - nothing - not 1 offer. It was off for 1 mo., now it's listed with a different realtor, supposedly the best in the area with the most sales. It's been on the market with them for 2 mos. - nothing - not 1 offer.
We went to Texas for 9 mos. in May of 2008 till last March and lived in the 5'er stationary and loved it. A no hassle life. 2 hrs. away from our twin daughters and 6 grandkids instead of 8. The big house was empty for the most part being cked on by our oldest son and the youngest son would fly in every week for a couple of days (he was a flight attendant for Delta.) Well, our income dropped and we had to move back to the big house. I was upset, mad, p.o.'ed - you name it.
During the summer my husband weedeated 3 acres - twice. He had this place looking like a park outside. Over the summer we enjoyed the extra room, but not all the work. We had left the 5'er in Texas, hoping to return in May, but that was not to be, so we brought it back to Arkansas in May. It sat in the drive and I wouldn't go in it because it upset me too much. The one time I did, I felt at home. My husband would sit in it and watch TV - the cat, Barney even began to go in and out his kitty door and enjoyed the freedom of coming and going.
We ended up having to cut down $1200 worth of trees that were about to fall on our house (that we had to put a new roof on in Aug.), so that made room to move the 5'er to the other side of the house (after having gravel hauled in to level off an area - money, money, money.) So there it sits, right outside our screened in porch and I love and miss it. But, such is life I guess.
Well, now the youngest son has decided to go to LeTourneau University in Longview, Tx. to become an Air Traffic Conroller and will need a place to live for 2 yrs. Apartments are outrageous, SO, he's going to be living in the 5'er on a campground 20 mins. from campus. At least it's going to be put to some good use.
We can't haul the 5'er around - it's too much for us to handle. He has vision problems due to diabetes and has had a stroke which causes judgement problems. So our son using it is going to work out really well and I'm happy about saving a bunch of money.
So much for the update - I know there are those here that may have been wondering. As of now we intend to live here till it sells. IF it sells and the son is using the 5'er, we'll do a switch-a-roo with him and take the 5'er and put him in an apt. We have an RV Park we really love and will set up there till we decide if we want to live there indefinately or get a smaller house. Unknown at this time.
Now to a question - does anyone know of someone that would allow us to put the 5'er on their property in Longview and pay them a rental fee? There are only 3 RV places and none too nice. We can deal with one, but I had the thought that maybe we could do something better. Thanks to you all for any suggestions.

Well, there's some good advice here and I really appreciate it. The Florida thing sounds good to me, but practicality says trade it in. Problem: We love it and have remodeled it and don't want to give it up. Would it be better to trade off and get a mobile home? Probably - but we don't want to do that. So I'll keep exploring till something hits me just right. I have time - this house just recently relisted with a new realtor that sells 75% of all the homes in this area, but so far not one call. We may be able to find a small house on property that we can park the 5'er next to for overflow when some of the 4 kids and 8 grandkis (so far) end up coming. Thanks everyone!

Thanks for all your input - those are issues that will be addressed when we do it. I'm looking for a way to convert the 5'er that will make it look like a park model - even have a deck off the screened porch for an above ground pool that we can just walk out to. I've seen some that had siding on the porch and trailer (it looks like to me anyway.) Making it look more like a house.
We have a 12 gal. hot water heater and no problem with showers - we have plenty of hot water. Underskirting is for sure, and the plumbing too, by passing the tanks. We'd end up with a large propane tank on the property. South Texas - can get cold - but not bad - last year the lowest was in the 20's a couple of days, but mild winters mainly.

Making the 5th wheel a stationary home, need input please

We have decided to take our fifth wheel and put it on land in Texas whenever this darn house sells (on the market almost 2 yrs. and counting.) We want to put it on a concrete pad, covered and a screened porch - more than this but that's the basics. Anyone have any suggestions regarding this? I'm trying to find a company that would do this - but will probably end up with Joe Blow down the road.

Need information please

DH and I are exploring the possiblity of purchasing a truck camper to use with our 2008 Dodge Dually 1 ton, Long Bed. I'm just researching and asking for information on these things:
1. Which brands offer light weight, low profile for long bed trucks
2. What can we expect to pay new and used (2-4 yr. old used)
3. What problems should we be aware of?
4. Which brands offer slide outs?
We currently have a 5th wheel that we will be using as a home base when we sell our house that will sit stationary and be our new "house." To take long extended road trips we are looking at either a teardrop to use with our mini van or a truck camper.

We had the same roblem at the rear of our fifth wheel and the dealer repairs it by the aforementioned peel-back method. Cost was $1,800 by the dealer. More expensive than Do It Yourself, but not the whole roof. Get another 2 opinions.

We took a look inside and saw a bed on wheels, period. No galley kitchen, no cabinets, nada. We decided to pass. Are we glad we did! I found just what we're wanting in the 560 ultra from camp inn. Expensive, yes...but when the house sells it's going to be right behind a new mini van and we'll be traveling all over. Can't wait. Just gotta sell this darn house!

I'd go camping with my fifth wheel since I already own it and for 5,000 bucks I can buy a lot of fuel and camp ground fees for it.
But I'm weird that way.

If you were half-blind like my husband you wouldn't - cause you couldn't see to hook up, like him. THAT'S why we're setting the 5'er up as a house and traveling lite. But then, that's just us - we're weird that way.

Teardrop input please!

We have an opportunity to purchase a teardrop that I've always loved. It's brandnew, used twice, purchased last year for $10,000. It has a tent that attaches to the outside, King Bed, heat and air with a trailer space in the front (beind the tow vehicle) to put toys or any other carry space. It's brand spanking new, camoflage (not my favorite, but hey) for $5,000. This seems like a great deal to us, but I don't know. We have a fifth wheel that's paid for that we want to keep to live in in Texas while we look for a place to build but want this to tow around the country behind the minivan for camping and long road trips. We hate hauling the 5'er. Too big. Plus, we like camping over RVing. We think this is a great buy, but need some input, especially from tear drop owners please! Thanks! MY QUESTION IS REGARDING PRICE, NOT ABOUT CONVENIENCE, ETC. We know we like the way they set up, etc.

Looking for a Longview, Texas RV Park

Our son has decided to attend Letourneau University in Longview and he may be using the 5th wheel to live in for a couple of yrs. Anyone know of a good RV park that is decent with WIFI and maybe a few amenities for a permanent set up? If you know a price that would help too. Thanks.

I added wheel-to-wheel nerf bars on my crew cab truck, so that I have a step Ion the side that I can use to put the Honda 2000 generator in the front right corner. Makes a huge difference for me in being able to get to stuff in the front of the bed. I got tired of climbing in. Now I only need to climb in to get stuff in the center.
We've gott'em too, but Bill's 5'2"...they help a bit, but not enough!

Update on the re-evaluation...sigh....
Ok, it's a no go for the moment. House isn't selling (so far) and I had an "Oops!" with the roof, which gave us a brand new roof for the cost of $500 deductible....and years of higher insurance pmts. Anyway, with it being in such good shape and we'd NEVER get even close of what we have in it, we've decided to keep it as a second home after we buy a smaller home when this big monstrosity sells. We'll live in it while taking our time to find just the right place close to our daughters and leave it stored at this fantastic campground in the Texas Hill Country ($40/mo.) and run up and use it from time to time. They'll haul it to your campsite and back, eliminating the need for the truck. We expect to get many years of service out of it - it's paid for and we love it. Makes me feel much better. For travel purposes, we may end up with a smaller camper, hi-lo something that will fill in the gaps between timeshares. We should be able to get something pretty reasonable for "camping", not RVing that we can handle and pull behind an SUV or the minivan. Thanks for the input folks! See ya!

I realize you are wanting to downsize, but wouldn't hooking up to a TT be more difficult than a 5th wheel? We have both, and DH can hook up the 5ver without my help. Maybe a smaller 5th wheel can be a consideration.
The problem is his vision and he's 5'2" and climbing into the bed of the truck is getting to be too hard. He doesn't get in to hitch up of course, but to plug in. We have a step stool, but it's getting to be a big hassle.

Time to reevaluate

Well, 2 yrs. ago on April 14th, our 39th wedding anniversary we fullfilled a lifelong dream of purchasing an RV. Our choice was a 5'er and long bed truck. On our 41st anniversary we made the decision to downsize. DH has vision problems that make hooking up and setting up too difficult, in addition to the fact that I do all the driving. So we feel that as much as we love our trailer, we got our dream of going fulltime for 9 mos in Texas. We intend to sell the trailer and get a small Casita or something easy to go camping in and trade the truck in on a midsize SUV. Anyone have suggestions on type of small trailer for weekending and SUVto tow it? Thanks!

Need Insurance help

Last year we switched from Progressive to AARP, Hartford after 1 yr due to a huge increase in premiums. Now, AARP has done the same thing. We need INS for our new truck, older mini van and 5th wheel. A co. that is RV friendly would be nice, but not absolutely necessary as we sit stationary in Texas. Any suggestions? Thanks!
