If you're planning to sell and move in two years ... Just live without the backup generator for two years .......... Doesn't seem to me like it'd be worth it for such a short time.

Working on getting the electrical fixed in the meantime would still be worthwhile though, as no doubt whoever looks to buy it will have a home inspection done and that will turn up the electrical irregularities.

Agreed. we ended up just using our portable generator as a stand alone. I'm not going to bother with the a whole house for the time we are here. But I do think the electric needs checked out, if anything so there is some accountability for the work around this town.

Also, we had no real damage thankfully. Small limb hit a piece of gutter and was very minor. This hurricane was nothing compared to Florence - we evacuated for her. I don't stick around for the bad ones. Not worth the risk.

hire a qualified electrician and get it fixed. Chasing after bankrupt builders and cheap hire electricians and even inspectors is a waste of time and money.

The builder may have left but the electrician is still around and they are bonded and the county should be able to answer questions as to why it passed inspections. If they can't answer that and agree it's wrong, I feel like the electrician can be made to fix it. We've been a little taxed with the hurricane but I expect to be able to call them on Monday.
so What did you find out when you called?

Just wondering if you plan to move in a few years, how can you sell the house? Any good home inspector would flag it for the buyer.

Fighting the flu, it's going to be a few days. I'll post back once I get someone, get an appointment to have them come out, look at it etc. I expect this will take more than a day.

It was just built two years ago and made it past the inspector then.

Made it past the electrical inspector.

Home inspector is an independent hired by a potential buyer. They are on the look out for any little thing.

Do you KNOW which code your city uses. 2017 NEC I am pretty sure requires a cutoff on the outside of a residence. Anyway, just find a highly rated company to make it right. Why a lot of us good sub contractors call builders " buzzards " .
