Hard to judge what it’s worth, but isn’t 4K about half of what it cost 25 years ago? I guess it’s worth whatever they are willing to sell it for and what you are willing to pay for it.

I enlarged the photo showing the front window and the caulking looks as it might have been replaced or added to. The same for the caulk around the marker lights. It just doesn't look like factory caulk.

You might want to inspect or inquire about this. Just because it's not leaking now, doesn't mean it hasn't in the past.

Plus the price is high, IMO.

The owner isn't giving it away, but if everything works and it doesn't appear to be rotted out anywhere, $4k doesn't seem too bad.
Considering you're getting a Honda 2k and the tie downs and brackets.
Generator is worth $500 min and same for tiedowns, assuming they're Torklift, or truck model wouldn't matter.
Makes it more like $3k for the camper.
Do your due diligence and if it's the right one, have fun camping!

I think most people are more concerned with not running out of freshwater. But, there are a lot of possibilities including outside showers, washing dishes outside at a campground wash out, watering a dog or other animal, etc. Also, you can easily dump grey and black on a trip or campground.

Agreed, small waste tanks aren't ideal. But 33gal fresh is pretty darn good for a small TC.
12g black will hold plenty of poops and I bet I could design a small "leak" into the gray tank that would help increase its capacity!

Value is tough to determine due to age and availability, as the OP said. If there was a "book" value, is that appropriate, if the OP can't find many or any campers in that price range and size?
Again the 2 big things are 1. Rot. 2. Does everything work?
If no rot and everything works or at least all the major stuff works, then it's worth what the OP is willing to spend.
Another way to look at it is add up all the projects you think it needs attach a value to that and get a better feel for how much total time and $ you'll have into it. Depends what you value your time at.

I.E. If it needs a water pump fridge and converter, re sealed, flooring and .....whatever, does all that plus the purchase price put you into something comparable for say $8k + a road trip to get it?

We also drink water from the tank, with additional filtering when fresh, but no problem when boiling.

As mentioned above our 1997 Lance 165 was a great camper for us, we did some dry camping and had no problems with the tank capacity. FW 18 gallons, Gray was 11 gallons, Black was 12 gallons. Remembering it was usually me on fishing trips to the coast or some times wife and I. Going to the campground dump site was not a problem, short drive to the dump station and back to camping site. Generally we put gray water in a 5 gallon bucket and carried to portapotty no big deal.
