Thanks everyone for all the advice. It was very helpful.

So the RV is not sold at this point. The buyer from an hour away came to see it and drove it Friday evening. Indicated he had to get with his wife. We've never heard back from him.

The potential buyer from 4 hrs away showed with his wife Saturday afternoon. The wife wanted one with a door in the middle. They currently have a 5th wheel. Our rig is an Allegro Bus diesel pusher. Don't recall ever seeing a DP with a door in the middle. Maybe they need to look at a gas powered rig .........Anyway, they decided not to purchase.

Both buyers were just blowing smoke. The couple coming from 4 hours away probably looked at three other rigs on the way to your place. The placement of the door was not the true objection, there was something else. The guy without his wife was just a time waster.

Unless the seller makes a promise, there is no reason for the buyers to be upset if the rig sold before their arrival. If they are, then the seller has the right to be upset if they don't buy after he held off other potential buyers for those four hours. Private party sellers are not running a business and probably have many other things to do than wait around for no shows and tire kickers.

Of course, it's all easy to say without being in the OP's shoes. It would be interesting to know what any one of us would have done if in his situation.

This is a Jack AZZ move. If YOU say to someone that you will wait for them after you speak to them and there is an agreed upon time to meet and you sell it out from under them that is Chicken ShnitZ.

But that's not what the OP suggested.

Actually it is

We have another buyer who contacted us over a week ago when we were out of town. We told him when we get back we'll contact him and he plans on coming tomorrow. He lives about 4 hours away.

So, yes, he made contact and the individual said he would come tomorrow. I think it's safe to assume this was agreed to by the OP.

Reading comprehension: Since the OP was to contact him prior to him leaving...if he gets on the road without the contact, that's on the potential buyer. As long as the OP calls and lets him know it's sold (I realize there was an update), no harm, no foul.

So, don't say you will wait for them. Say, if it is still here when you arrive. Never agree to turn away another buyer unless you have a non-refundable deposit in hand. Note the use of the word "non-refundable."

The only promise here is "we'll contact him." He kept that promise. The "he plans on coming tomorrow" is not a promise the seller made, it is the buyer's intention. Unless, of course, the seller said "we'll hold it for you," which the seller did NOT claim was said. The seller fulfilled his obligations by placing the call. The seller has no obligation to hold the trailer for anyone who is traveling, it matters not whether that trip is 10 minutes or 10 days.

The problem is that there are so many tire kickers out there. An appointment to come & view means nothing to so many.

It really does not matter what the item is. A car, a RV, rental accommodation, a lawnmower, restaurant reservations, anything that does not involve the loss of money if they don't show they think nothing of not showing up without even the courtesy of a phone call.

Hence we have the policy of first with cash on the dash gets the key.

I sell plenty of stuff to people that live close to Seattle. I am anywhere from 1-1.5 hours from them. I talk to the person and agree to hold the item until they get to me. If anyone contacts me I tell them once the person buys or doesn't I will call them either way.

There are Jack AZZES on both sides of this and I simply won't stoop to that level.
