Tight Valves

I went to dump my black and gray tanks and BOTH handles have become very hard to pull out, especially the black. Our 2004 Winnebago Itasca Spirit is the 329B floor plan and only has 46K miles. I bought it new and it's parked indoors when not in use. Could the valves just be worn out from normal use? I'm aware there are more than one brand of replacement valves but I'm not sure which fits my C so that's why I listed the above information in case someone has the same RV.

I installed zerk fitting on mine a few years back and have never had a problem with them, just a squirt of grease now and then and everything works smoothly.

I spray the mechanism rod liberally with PB Blaster and work the valve open and closed a few times. DO this 3 - 4 times a year and my problem has disappeared
